Peru State College Eliza Morgan Residence Hall

This three-story, 25,000-square-feet residence hall was built in 1929. Our primary goal was to make the hall more attractive to students by modernizing heating, cooling, electrical and technology systems and updating amenities.

The existing heating system was originally installed in a vertical orientation. This precluded renovating one floor at a time. As a result, we grouped the building into four vertical sections - each renovated separately to maintain occupancy during construction. Phase 1 construction was completed in 2003, and the remaining phases were completed in 2012 (Phases 2, 3 and 4 were combined when funds became available in 2010).

Heating and cooling can be controlled from all individual rooms. Improved insulation reduces energy costs. We also modernized commons spaces, improved security, improved code compliance, and updated interior finishes. We added a new roof to the building, and created an outdoor gathering plaza and new ADA-accessible walks and planting at the building’s entrances.
