Nelnet, 1st Floor Tenant Improvements

A tenant of Lincoln’s Hudl Building, Nelnet required a creative approach for expanding their internal operations by connecting the existing 2nd-floor footprint to shell space directly below their work environment. This new space needed to accommodate a flexible and dynamic workforce plus provide intuitive solutions to power and data management, acoustic control, and opportunities for creativity, innovation, and collaboration.

We provided innovative design solutions including raised-access flooring to achieve flexibility throughout an open work environment for up to 130 workstations. The existing high-volume space was maintained and features high-NRC acoustical baffles and energy-efficient LED lighting. A driving element of the design is the centralized connecting stair, allowing ease of circulation between levels and creating a dynamic and striking visual presence within the space.

Promoting workplace culture is vital to achieving Nelnet’s corporate mission and vision, and it is realized through purposeful locations for internal branding, abundant and relevant technology, and dispersed collaborative furniture groupings that foster gathering, sharing ideas, and innovating. Our work on this project has subsequently led to the establishment of Nelnet corporate design standards now being applied across multiple design projects.

A series of enclosed rooms allow for focused collaboration and group meetings, while smaller two-person “phone rooms” provide areas of respite and concentration. A large training/conference room supports team gatherings. Employee conveniences include dedicated personal lockers and internal bicycle storage. Digital displays are scattered throughout to allow for impromptu meetups while an abundance of writable surfaces promote spontaneous interaction.

We provided further innovation by working within the facility requirements to mechanically integrate with the District Energy Corporation plant and building systems, providing an HVAC system that performed above existing tenant efficiency standards.
